Consultation

The initial consultation is an opportunity for us to meet and learn about the vision you have for your property, as well as explain our construction process and approach. Our owner and estimator will come to your home for an on-site meeting to discuss the challenges you’re seeing in your space, your goals and initial design ideas, and how we can best work together.

 

Planning and Design

In the Design phase, we collaborate with you to develop custom floor plans, explore all facets of the exterior and interior design, and select material specifications that reflect your family’s taste and lifestyle. Through this phase we ensure that all design elements are thoroughly analyzed, detailed and specified for accurate estimating and pricing from our trade partners and suppliers. The outcome is a complete Design Package, including 3D renderings.

Pricing

We tender the design for all major construction elements and develop a detailed estimate based on materials and labour. We review the bids together and discuss pricing, experience and other relevant criteria to determine the best subcontractor for the job. Then, the project team – including client, contractor and designers if applicable – have an open and honest discussion about the projected build cost and total project budget, as well as the terms of our Cost-Plus Construction Contract. Our Cost-Plus Contractor’s Fee is set by the size and complexity of the project. All PWS projects are run on a Cost-Plus basis, ensuring we implement all of the best practices on your home.

Construction

Our goal is to make the Construction Phase as stress-free as possible. This is the time when you should be focused on enjoying seeing your new home come to life. Through this phase, we have weekly or bi-weekly meetings to answer any questions that come up during the construction process, and keep the project on track. When construction is complete, the final City inspection takes place and a certificate of substantial completion is issued, marking the beginning of the one-year warranty period. Then, we have a final walkthrough and complete any deficiencies that are found before handing over the keys.
